So it is official…you will be moving to the Sacramento Valley…

The weeks of anxiously waiting are over, and the future is now looking towards the Sacramento Valley. Your next task is to move yourself, the family and all your respective belongings. The enormity of the task leaves you wondering where to start.

One step at a time!

Your first step is to plan a trip to Sacramento to get accustomed to the area and to find a house. After spending the past few weeks pouring over city and housing information from the Internet, it’s now time so see it in person. Pictures, maps and details can be deceiving..until you get here to see, touch and experience the different neighborhoods, you won’t be able to make a decision.

How much time will I need?

Although this is different for everyone.we are real estate professionals and know our area. After spending time with you over the phone, email and via the internet, we get a very good sense of where in the valley you would love to call home. Based on your needs and desires, we pinpoint specific areas but also give you a general overview of the entire valley. We typically like to schedule 2 to 4 days with you to tour the area. The tour includes an overview of the area as well as specific neighborhoods and of course, houses that match your criteria. Whether you have specific houses you want to see or have no idea where to start, we will plan our time together and to be productive and informative. We find most clients identify a house and area within the first 2 days. The Internet has had a major impact on the way we find properties and helps both you and I streamline our time together! We are confident that after a couple hours, discussing lifestyles and looking at neighborhoods, we will have direction and will find a great fit in a home.

Negotiations and inspections take time, what happens when we run out of time?

Yes, negotiations take time, but with a good strategy, that should not affect you getting the house you want. If you must leave before we come to final negotiation terms, we can continue negotiations long distance. Most of our paperwork ends up being done long distance. We are equipped to handle all transactions virtually with electronic signatures, efax and scannable/faxable documents. Distance is never an issue!

If you and the seller don’t come to terms you can designate a contingency plan house #1, #2 etc. It’s always nice to have a back up choice, but usually not necessary. You can always return another weekend.

Inspections are preferably done with you present, but if that is not possible, inspectors are always willing to review the inspection over the telephone if necessary, and reports are always emailed/faxed.

What’s my best strategy for getting this all done without a hassle?

  • Be prepared, have a loan pre-approval in place. It is critical both for negotiations with the seller as well as important for you. It is important to have a very distinct idea of your affordability level. We want to be sure we are spending our time viewing houses within your comfort range of affordability.
  • Bring the checkbook, finding a home and writing an offer means earnest money will need to be presented to the seller. Have funds ready to transfer, typical earnest money deposit is 1% of purchase price. Show your good intent!
  • If at all possible, leave the kids at home.as much as we all love kids, the fact is kids don’t love looking at houses. They may do one or two, but after that it gets stressful for Mom and Dad. If at all possible, make the first trip alone. If that is not possible, we will adjust accordingly.
  • Be loyal, truthful and honest.This should go without saying, but many people don’t understand; if you are planning on meeting multiple agents to see multiple housing, you won’t get good service from any. The home buying process is just that, a process. Without interaction between us the process never really gets started.

How far in advance should I come?

Timing is everything.if you arrive too soon it will be difficult to negotiate a purchase with a seller who needs to move before you can close. If you come too late, sellers may not be able to move as quickly as you need.

The best timing is 6-8 weeks prior to when you physically want to be moved. That gives 2-4 weeks to find a house and negotiate terms and then 30 days for escrow. Of course we can stretch that timing either way with all sorts of options in the contract, based on your needs.

I don’t know anything about the area.
